They buy it after the walk round — the order the rooms arrive in, what the street sounds like, where the light lands at four o'clock. So we write that first, and photograph it second.

    We walk it before we price it

    One visit, an hour, no camera. We write down the order the rooms arrive in and what the house is actually like to be in.

  2. 02

    A price with the reasoning attached

    You get a range, the three comparable sales it came from, and what would have to be true for the top of the range to happen.

  3. 03

    The walk round is written first

    Before photography, we write the walk. Photographs are then taken to match it, at the hour the light is right for that house.

  4. 04

    Viewings we attend

    Every viewing is accompanied. You get the feedback in the buyer's own words, including the unflattering parts.
